How to Read, Meet, and Verify Umbrella Insurance Requirements in Contracts
A commercial umbrella policy sits above your GL, commercial auto, and employers liability policies — extending your total liability protection beyond what any single policy can provide. For contractors facing large projects, high-value claims, and contract requirements, umbrella coverage is essential.
Where Requirements Appear in Contracts
Insurance requirements are typically found in the General Conditions or Exhibit A of construction contracts and subcontracts. Look for sections titled ‘Insurance,’ ‘Coverage Requirements,’ or ‘Subcontractor Insurance Requirements.’ These specify required policy types, minimum limits, and additional insured requirements.
Typical Commercial Project Requirements
A typical commercial subcontract may require: $1M per occurrence / $2M aggregate GL; $1M CSL commercial auto; $500K/$500K/$500K employers liability; and $2M commercial umbrella providing $3M total GL coverage. Public projects frequently require higher limits — $5M–$10M umbrella is not uncommon on large public works.
The Total Limit Calculation
When a contract requires ‘$3M total liability,’ verify whether this means $3M primary GL or $1M GL + $2M umbrella. Most contracts specify it as combined primary and excess/umbrella — $1M GL + $2M umbrella satisfies a $3M total requirement. Read carefully.
Additional Insured Requirements Under Umbrella
Most commercial subcontracts require the GC to be named as additional insured on your GL AND on your umbrella. Ensure your umbrella specifically extends additional insured status — a GL AI endorsement alone doesn’t automatically extend to umbrella unless the umbrella follows form for that purpose.
Certificate Verification Before Work Begins
