How to Match Your Umbrella Limit to Your Actual Exposure
A commercial umbrella policy sits above your GL, commercial auto, and employers liability policies — extending your total liability protection beyond what any single policy can provide. For contractors facing large projects, high-value claims, and contract requirements, umbrella coverage is essential.
The Baseline: $1M–$2M Umbrella
Most small to mid-size contractors start with $1M–$2M in umbrella coverage. This provides total liability protection of $2M–$3M when stacked over a $1M GL — sufficient for most residential and light commercial work. Many GC contracts require this minimum from subcontractors.
When to Carry $5M+
Larger commercial projects, government contracts, hospital/school/multifamily work, and GC roles with multiple subcontractors warrant $5M or more in umbrella. The higher the project value and the more complex the liability exposure, the more umbrella makes sense. A $50M project warrants more than a $5M project.
Contract-Driven Limit Decisions
The clearest guide to umbrella limits is your contract. Review every project contract for insurance requirements before bidding. If a commercial owner requires $5M umbrella, you need $5M umbrella to bid the project. Build your baseline limit around your typical contract requirements.
The Vehicle Exposure Factor
Contractors with multiple vehicles or heavy truck fleets face significant commercial auto liability exposure. Umbrella extends over auto liability — and a serious multi-vehicle accident can easily generate $2M–$5M in claims. Fleet operators should factor auto exposure into umbrella limit decisions.
Stacking Multiple Umbrella Layers
For very high required limits — $10M, $25M — contractors can stack umbrella layers. A primary $5M umbrella plus a $5M second-layer umbrella creates $10M in total excess protection. Layered programs are common for large commercial GCs and construction managers with significant project values.
