When you’re sued for bodily injury or property damage and the damages claimed exceed your GL or auto limits, the umbrella provides the additional coverage needed to fully respond to the lawsuit.
Defense costs — attorney fees, expert witnesses, court costs — are often very large in construction litigation. Many umbrella policies cover defense costs either within the limit (reducing available settlement capacity) or outside the limit (costs are additional). Understanding your policy’s defense cost structure is important.
Umbrella doesn’t cover every lawsuit — it only covers liability claims for bodily injury, property damage, and personal/advertising injury. Employment disputes, contract claims, and professional liability claims are not umbrella-covered lawsuits.
